How this is calculated
The instalment uses the standard amortizing-loan formula on the monthly rate (annual rate divided by 12) over the number of monthly payments. Annual debt service is the instalment multiplied by 12. DSCR is net operating income divided by annual debt service. Lenders commonly look for a DSCR at or above 1.25, meaning income covers debt service with a margin; below 1.0 the income does not cover repayments. This is an estimate on a fixed rate and ignores fees, an interest-only period, and rate resets.
