How this is calculated
Gross yield is annual rent divided by purchase price. Net yield deducts annual outgoings first: (annual rent minus annual outgoings) divided by price. Yield is a simple income measure and ignores financing, capital allowances, tax and vacancy. For a commercial asset, confirm which outgoings the tenant bears under the lease before relying on the net figure.
