Permits, planning, land titles, valuation, utilities and licensing in Malaysia are spread across dozens of federal departments, state authorities and local councils, and the system you need changes depending on where your property sits. This is a curated map of the official portals that actually matter for a commercial buyer, occupier or developer, so you can go straight to the right one.
Two things shape this list. First, land law and planning differ by region: Peninsular Malaysia runs on the National Land Code, while Sabah and Sarawak have their own land ordinances and departments. Second, local-authority (PBT) systems and the software behind them differ by state and council, which is exactly why a map like this helps. Every link below was checked against the live official site. Where an online service was under maintenance or behind a login at the time of writing, we link to the parent authority and say so in the note.
Land & titles
Land offices, titles, quit rent and land dealings. Peninsular Malaysia runs on the National Land Code through state land offices (e-Tanah); Sabah and Sarawak have their own land ordinances and departments.
